The latest housing sales figures are out and the news is not promising. While sales of existing condominiums statewide rose 11% in July, compared to July 2009, existing home sales tanked.
Existing Homes Sold
-------------------------------------
July '10 July '09 % Chge
Statewide 13,589 15,762 -14%
Ft. Walton Bch. 215 232 -7%
Panama City 86 120 -28%
Pensacola 260 371 -30%
Tallahassee 138 222 -38%
And Northwest Florida took a beating. Almost every market in Florida lost ground. The state average was down 14% from the year before.
Ft. Walton Beach fared a little better, but Panama City, Pensacola and Tallahassee had twice the losses as the state average.

Median Sales Price
-------------------------------------
July '10 July '09 % Chge

Statewide $138,000 $147,600 -7%
Ft. Walton Bch. $183,100 $210,000 -13%
Panama City $176,700 $176,700 0%
Pensacola $144,800 $157,800 -8%
Tallahassee $178,000 $174,100 2%
And homeowners are continuing to lose equity in their houses. The median sales price for an existing Florida home last month was down 7%. Panama City was the same as last year, Tallahassee actually saw a price increase.

Units Sold
-------------------------------------
July '10 July '09 % Chge

Statewide 5,557 4,991 11%
Ft. Walton Bch. 50 83 -40%
Panama City 50 70 -29%
Pensacola 36 48 -25%
Tallahassee 15 19 -21%
Existing condo sales may have been better statewide, but once again, Northwest Florida took a hit. Everyone one of the area markets saw a 21% decrease or better, with Ft. Walton Beach condo sales off 40% from last July.

Median Sales Price
-------------------------------------
July '10 July '09 % Chge
------------ ------------ -------------
Statewide $87,200 $108,500 -20%
Ft. Walton Bch. $196,000 $252,300 -22%
Panama City $172,000 $190,000 -9%
Pensacola $180,000 $250,000 -28%
Tallahassee $86,300 $105,000 -18%
And prices still seem to be in a free-fall. The median sales price for an existing condo statewide was down 20%. The price in the Panama City market was better than the state average, but still down 9%. Experts say the expiration of the homebuyer tax credit in June played a major role. But, the oil spill in the Gulf almost certainly affected those condo sales here.
