"The people here are so welcoming, and we're seeing people, you know, even international, I was meeting couples from London and Australia, so apparently the word's gotten out about how fantastic it is down here," said Rebecca Elliott with Curate 30A.

As more people discover the area, builders are looking for places to put new homes.

"We really need inventory, and we need land that's reasonable for builders to be able to purchase, or buyers to be able to purchase," said Lisa Hughley a realtor for Classic Luxury Real Estate.

Hughley says there are 1,000 single family homes in both north and south Walton County on the market, but 5,000 families looking.

"It's just finding the right properties for the buyers, so you want to find something that's well within their price point, and the further we go north, the more reasonable property gets, Freeport is having a huge boom," said Hughley.

What's drawing more and more people to Walton County? It's more than just the beach.

"You know you really just feel at home here, people are sitting on the streets, they're enjoying coffee in the morning, and it's a sense of community, even though a lot of people only live here part time," said Elliott.
